Real Estate Negotiation Strategies for Buyers Without an Agent

You have heard, repeatedly, that buyers without an agent are at a negotiating disadvantage. The story goes that listing agents will eat you alive, that you will overpay, that you will miss obvious leverage points. None of that is actually true. The buyers who struggle in negotiation are the ones who lead with emotion. The buyers who do well are the ones who treat it as a financial exercise. Agent or no agent.
Know Your Walk-Away Price Before You Open
The single most important number in a negotiation is the price at which you stop. Decide it before you submit your offer, write it down, and do not adjust it during the heat of negotiation. If you do not know your walk-away price, every counter from the seller feels reasonable, and you will end up paying more than the house is worth.
Your walk-away price comes out of your CMA work. It is not the listing price, and it is not the seller's mortgage payoff. It is the maximum number at which the deal makes sense for you based on comparable sales, condition, and your own financial situation.
