The Final Walkthrough Checklist: What to Check in Every Room

The final walkthrough is usually scheduled for 24-48 hours before closing. It's your last chance to make sure the house is in the condition you're expecting and that any negotiated repairs have actually been completed. Most walkthroughs are uneventful, and most buyers treat them as a formality. Don't. This is one of the few remaining points of leverage you have, and once you sign closing documents, that leverage is gone.
What to Bring
A few things make the walkthrough dramatically more productive:
The original property listing with photos of every room. The home inspection report. Any signed repair addendum or agreements. A phone for photos (take a lot of them). A notepad. A power strip or small lamp to test outlets that have been vacant. A bottle of water , you might be there longer than you think.
